KGC is a 55+ retirement community on the Southwest Coast of Florida two miles from Venice, FL and the sandy beaches of the Gulf of Mexico. Excellent health resources are nearby and we are just minutes from Sarasota where you will find wonderful arts, entertainment, and fine dining.
King's Gate Club consists of 331 units on approximately 80 acres. There are 78 homes fronting our, 6 acre, "lake". There are 39 homes on Shakett Creek, and 32 homes on Cowpen Slough. Of these, 57 have Gulf Access, although boats are typically limited to 19-21 feet, with shallow draft and must be able to fit under low bridges.
King's Gate Club, Inc. is a not for profit cooperative (under Florida Statue 719). It functions similar to a condominium, except there is no deed. Your membership in the King's Gate Club gives you an "interest" in the land underneath your home. In addition, you own a fractional (1/331) of the common areas, including the recreational amenities, swimming pool, clubhouse, etc.
King's Gate Club also operates under the "55 and over" exemption to the Fair Housing Act, so residency is restricted to adults 55 years or over (with a few exceptions). Children are welcome to visit, but are not permitted to reside in the Community. You must be approved for membership. King's Gate Club is operated by a nine-member Board of Directors who employ a licensed Community Association Manager, as well as maintenance and office staff.
Voting Rights: Each unit is entitled to one vote. Unit owners may vote in person or by proxy.

Rent and Use Fees: You do not pay rent, or fees to use the recreational facilities. There is a quarterly maintenance fee and you must pay property taxes to Sarasota County. There are almost no other fees other than membership and transfer fees.
The maintenance fee covers maintaining our own Reverse Osmosis Well Water Plant, and the Waste Water Treatment Plant to dispose of sewage. In addition, it provides maintenance of the common area buildings and amenities, including a heated pool, spa, sauna, fitness center, and much more. The maintenance fee covers employee salaries and the other costs of running the Club.
